Hand Rail Modification at Loft Addition

Orange County Loft Addition Project
Example of a before and after hand rail modification.

By code the railing must remain continuous from the first step to the top step or to the next stair landing. Since the existing (old) hand rail interrupts the new ceiling a wall is built and the railing must be modified to "jog around" the new wall.

This is a before and after photo of what the hand rail modification looks like;

This project in Mission Viejo, California shows the rail mod as well as the new ceiling with recessed lights. Ceiling on first floor is matched to the rest of the house. Nine foot ceilings on first floor as well as on the second floor.
