Room Addition in Newport Coast, California

BEFORE AND AFTER LOFT ADDITION (1st floor)

 If you've lived in your home with high ceilings for any length of time, you're probably very accustomed to the feeling of having the grand space above your head. Sometimes it is hard to visualize how it will look and how you will feel when closing off that high open space. So we like to present before and after pictures to help you see the difference.

This room received a nine foot ceiling with a coffer that made the room 9'6" in the center. Faux wood beams were added as an excellent optional finishing touch.

We hope you get inspired!

Orange County Loft Additions
by Truadditions

 If you are converting a high ceiling into a new room you can take the opportunity to dramatically remodel the room below the new room. Although a new ceiling along will change the look and feel of the room below you can add what is known as a coffer which is sometimes called a tray ceiling.

There are many shapes and sizes of coffers. Take a look at a few examples below;

Newport Coast Unpermitted Addition

Newport Coast Room Additions by Truadditions.
Room Addition Not Permitted

In the past years we have received numerous calls from real estate agents and homeowners that were looking to acquire a permit for a loft addition that was previously built someone else without a permit.

Truadditions always builds properly permitted additions, but not everyone plays by the rules. There are others that will make it sound cheaper to skirt by without a permit, but in the end the homeowner will eventually pay the price and usually much more.

We can help you get a permit for a previously built loft or room addition if you find yourself in this situation.

The steps involved may vary and the each city may handle the process a bit differently, but regardless we have always been able to acquire permits by producing as-built drawings and in some cases retrofitting a few components.

The worse case scenario we encountered was a loft that was built so bad that it had to be completely retrofitted. It hind sight it probably would have been much easier to rip the existing out and build it again.

We would hope that everyone would follow the rules, but if you find yourself purchasing a home that has an unpermitted addition give us a call.
