Placentia Loft Addition with Dormer - Before

Placentia, California
Orange County Loft Addition

Loft Addition with Dormer - Before

Perhaps you have a home that has a high ceiling on one side of the room, but it slopes down too low to the other. This is referred to as a vaulted ceiling. It is inviting a loft addition on the high side, but it breaks its promise as the head room diminishes crossing to the other end.

The solution in these cases is a dormer window.

Take a look at this model in Orange County, California (below). The vaulted ceiling is too low on one side, but the homeowner is looking for another bedroom.

Loft Addition with Glass Railing

Orange County California
Loft Addition with Glass Railing

The popularity of loft additions in Orange County and surrounding areas has remained high since. It is a very cost effective way to add space and remodel your home giving it a fresh look in both the upper room and the room below. Although many lofts are built to accommodate bedrooms, bathrooms, home offices and more, this picture is a simple loft with a modernized style.

Laguna Niguel Loft Addition

Game room addition in Laguna Niguel

This simple before and after photo shows how normal it is to fill in the high ceiling and the "open-to-below" space and convert it into a new room.

This home in Laguna Niguel gained a whole new second floor game and family area.

More Stair Railing Modifications at New Loft

Orange County California Loft Additions
Photo from project in Ladera Ranch, California

Here is another stair railing modification which is seen in the before and after pictures. The new loft is usually always built directly over the existing stair railing. The railing going up the stairs is removed and a "jog around" is installed around the new wall that intersects the loft and rail.

BEFORE (below)

AFTER (below)

The new ceiling has a square six inch deep coffer with crown moulding plus a 2 inch ceiling soffit making the coffer appear even deeper (8 inches) total.

The railing bends around the new wall to provide a continuous handrail up to the next landing as required by building code.
